Direct Lender Enters East Mesa Market

by UpClose Publications November 2, 2011
written by UpClose Publications November 2, 2011

Lynn Gallett and Ron BrownColdwell Banker Trails And Paths is proud to announce our new in-house mortgage division.

That’s right! It is finally a done deal. With all the horror stories in the market place floating around about how difficult it is to get financing done on a real estate transaction here in East Mesa, however, you may be wondering why anyone would be interested in hearing about the new lending option put in place at Coldwell Banker Trails And Paths.

Honestly, I don’t blame you for being skeptical about the information you are about to receive. Yet, I would like to challenge you to take a hard look at what is being put into place, as it may directly benefit you.

As you may already know, Trails And Paths is a premiere real property brokerage based here in Mesa near Las Sendas. The new in-house mortgage division is designed to augment our services and streamline real property transactions for our clients. To that end, we also have made arrangements for in-house advice and help. Lynn Gallett, our mortgage advisor, will now be available to answer questions and offer program information directly from the Trails And Paths office.

Our in-house mortgage division offers you a great number of advantages over traditional mortgage brokers in the Mesa area. Probably one of the most significant distinctions is the fact we are a direct lender. In the world of lending, this means our mortgage division will fund its own loans.

Being in direct communication with the lender eliminates having to go back and forth with third parties, who may only see you as a file or a number. Whereas, working with a direct lender can give you greater access to the underwriter (through your mortgage advisor), and thus you are seen more as a person and situation. This can sometimes be the difference between a loan application status of approved and denied.

One of the major hang-ups in real property transactions these days centers around appraisals. In many cases, appraisals are coming back lower than expected and wreaking havoc on loan approvals. The appraisal directly impacts the loan-to-value ratio or the LTV and can make or break deals for some buyers. Getting an accurate and fair appraisal is key!

With our new in-house mortgage division, we have a vested interest in seeing the appraisals come in correctly. Our mortgage division and our appraisal company have had a strong working relationship for years. As a Coldwell Banker client, you get the benefit of knowing we have both lender and appraiser working toward a win-win outcome. They can only win when you do! So, we will work that much harder to ensure our loans are handled properly, and the process is as smooth and as error-free as possible.

This new in-house program only is available to Coldwell Banker Trails And Paths clients. I encourage to you contact us today. Ask to speak with Lynn to get all the details.

In the meantime, here are a few of the most important aspects of the program should you be considering working with us. You do not pay an origination fee on our loans. We offer some of the most competitive rates in the marketplace. Being a direct lender, our closing costs are usually less, and we service our accounts directly, which eliminates the need for multiple appraisals.

Call or stop by Coldwell Banker Trails And Paths today to inquire about further details on our program. Even if you have had trouble with lenders in the past, come talk with us. We may be able to perform for you where others have failed.
