Did You Miss the Bottom of the Real Estate Market?

Without much warning, 2026 began with surprising momentum in the local real estate market. Buyer activity has strengthened and we are seeing a welcome increase in overall market movement.

Buyers have reentered the market with both conviction and liquidity. Many of our recent listings have gone under contract within days of being listed and a few have even received multiple offers, something we have not seen in recent years.

WHAT MAKES THIS SHIFT EVEN MORE NOTABLE IS SUPPLY

While buyer activity has increased, the number of truly well positioned homes has not kept pace. On paper there may be plenty of inventory, but much of it simply does not meet what buyers are looking for today. When a home is well priced, well presented, and located in a desirable area, buyers are moving quickly.

In 2026 we are also seeing buyers become more decisive. Rather than waiting for perfection, many are willing to look past a few minor imperfections when the overall opportunity feels right.

SO, WHAT IS DRIVING THE CHANGE?

First, market psychology. When markets shift, it often takes months for the underlying data to filter through to consumers. Many buyers now believe the most favorable pricing window of this cycle may have already passed. The sense that this may be the last good opportunity is motivating buyers to take action.

Second, lifestyle and taxes. A colder winter in other parts of the country has accelerated decisions among buyers who were already considering Arizona. Rather than waiting for another season, many are choosing to move forward now. Higher income and property taxes in other states also continue to make Arizona an attractive alternative.

Third, market stability. The stock market has performed well, interest rates have stabilized (and are expected to trend downward over time), and housing prices have held relatively firm. Together, these factors have helped restore confidence for many buyers and sellers who have been considering a move.

So, did you miss the bottom of the market? Yes, but the encouraging news is that meaningful opportunities still exist. The market is stable and strengthening, which means more opportunities lie ahead and we still have room for value growth.

For buyers, preparation and readiness matter more than ever. For sellers, homes that are priced thoughtfully and presented well are being rewarded with strong interest and quick results.

For many people, the real question is not whether the market is moving, but what the right timing looks like for their own plans.
